This advert sold our house three times. All the people who contacted us from his advert (returned as the top result on a Google search for "Brighton Property") already knew a lot about our house and the area it's situated in as a result of reading this highly descriptive web page. This meant that every single enquiry we received was from a high quality prospect.

If you'd like to rent this space for your house (or estate agency) please contact Simon Turner at NTD on 01273 381120 during business hours, 07973 628683 out of hours or email property@brighton.co.uk any time.

General
Three bedroom terraced house (built 1913) in wide, quiet and and tree-lined Brighton road, less than fifteen minutes walk from City centre and ten minutes from the seafront (it takes me about six minutes to get to work in the central seafront area by bicycle).

The house is arranged on two floors and benefits from not being overlooked, either from the front or from the houses at the back. Queens Park Rise is in an elevated position so the property has extensive views across Brighton from the front bedroom and balcony (even to Portsmouth and the Isle of Wight on clear days). Couple this with the wide road, the school opposite and the fact that the terraced houses at the back (Freshfield Road) are unusually far away, the property has a comfortable feeling of space.
The house is in the sought-after Brighton conservation area of Queens Park and faces West.
Extensive and sympathetic renovation was completed 10 years ago (to a high standard). Many of the attractive Victorian features were reinstated.

Area
Queens Park Rise is a wide road leading down to Brighton loveliest park, Queens Park. The popular park includes extensive facilities for children and also a lake populated with swans and ducks.
Dead opposite the property is St Luke's Primary school, a very popular non-denominational state primary school.

The house is five minutes walk from the popular leisure and shopping area of Kemptown and three minutes walk from the residential area of Hanover (which includes a myriad of great pubs).
A couple of minutes walk to Happy Shopper, post office, chemist, newsagents, off license and Butlers Wine Cellar (highly recommended).

About Queens Park Rise
The bottom half of Queens Park Rise (this property is about 8th from the bottom) has residential properties on one side only (due to primary school) and so parking is easy.
Mostly populated with young families and couples.
The area is very child friendly, with St Lukes State Primary School dead opposite and Queens Park 2 minutes walk away down the road.
On summer evenings many of the residents sit in their front gardens watching the kids skate boarding and playing football in the street. The street is very friendly.

Cost: OIRO £325,000
